This self-contained, private annex has a separate entrance and is attached to our family home. It is situated in the heart of the South Downs National Park and is to be found at the end of a one mile drive on a private equine estate near Graffham. Postcode is GU28 0QJ. Surrounded by trees and paddocks, The Annex is quiet and peaceful and is a perfect short stay or holiday location for families and friends. Dogs are welcome. Areas to run, walk, cycle or horse ride are plentiful :)
The annex is arranged over two floors, is surrounded by grass paddocks and woodland, with panoramic views of the South Downs. The interior is practical, tastefully decorated and is child friendly. Upstairs, the master bedroom has a super king sleigh bed with Egyptian cotton and has an en suite bathroom. Next door (and interconnecting), there are 2 single beds, both with pull out mattresses below (a squeeze for 4 kids). On the ground floor and off the sitting room, there is a second double bed room with shower room. This ground floor bedroom has proved to be useful for the more elderly.
Accessed via a private entrance, there is a well-equipped kitchen, comprising a fridge freezer, dishwasher, microwave, toaster, kettle and all the equipment you need to cater for your stay, if you are not visiting the many good pubs and restaurants in the area. The property is ideal for families with young children and has a highchair, changing mats, travel cot, children’s cutlery, beakers and melamine plates plus stair gates. There are essentials such as mugs, tea, coffee, sugar, oil, salt 'n' pepper. TV plus Netflix is for guest use.
We are within easy reach of the South Downs, ideal for keen walkers or cyclists and are on the outskirts of the village of Graffham. There is a well-stocked shop nearby and two pubs in the village, both within walking distance. The historic market towns of Petworth and Midhurst are a short drive and the Cathedral city of Chichester is 25 minutues by car as is the south coast, with beaches at Climping, Brackelsham Bay and West Wittering. Bosham is about 30 minute's drive and the Isle of Wight Ferry at Portsmouth is 40 minutes from here.
The apartment is the perfect location from which to explore the area: Petworth House & Park, Arundel Castle, the private gardens at West Dean and Parham or for those attending the Polo at Cowdray, Festival of Speed and Revival as well as horseracing at Goodwood or other events in the area.
Carbon Compensation is not the perfect solution, and it is important to first reduce our carbon emissions as much as we can, yet trees remain an excellent natural technology to sequester carbon dioxide from the atmosphere to slow global warming.
For every client and guide who attends a YellowWood Adventure, we donate £30 to our partner charity WeForest to plant 15 trees to (over) compensate for the carbon footprint of the tour.
We also invite our clients to match this with an optional additional £30 for another 15 trees to be planted to help compensate for the carbon footprint of their international flights.
WeForest run many tree planting and tree maintenance projects such as this seedling nursery in the Amhara region of Ethiopia, the Amazon Rainforest in Brazil and many other projects in other countries including Zambia, Malawi, Tanzania & India.

We stayed in the Annex for 3 nights during the dark skies festival with the aim of enjoying some star gazing. Antonia was able to provide a fire pit and chairs for us to sit outside and toast marshmallows. We made dinner in the property each night and found the kitchen easy to use with everything you need. The bedrooms are very comfortable and our children age 3 and 7 loved their mezzanine room. We really enjoyed exploring the farm at Westerlands and our children were particularly delighted to take part in pony trekking with Jo - this was an extra special experience. Antonia was a lovely host and although we didn't meet Oliver he was excellent at responding to our queries through Air BnB. We had a fantastic time at Westerlands.

We stayed in the Annex to the main house for visiting Goodwood revival. The rural location was wonderfully peaceful with great access to walks and pubs. The clear night sky was a treat. The accommodation is simple but perfectly met our needs, beds are comfortable and the kitchen was well set for cooking.

A beautiful, quiet location with many footpaths through the countryside or into nearby villages. We explored all over the South Downs from Oliver’s farm. Don’t miss the Three Moles pub or the Foresters Arms. Petworth is a delightful town with bookstores, cafes and home decor shops.
Oliver was very helpful with our late arrival due to an arduous journey around London. Responded very quickly to our booking and messages about our progress. The Annex is modern, very comfortable, very clean and well stocked.
The Weald and Downland Living Museum was fascinating. A walk on the downs at Harting Down was spectacular. The White Hart nearby in South Harting was a great find for lunch. The Sussex Prairie Garden was delightful - and cakes delicious! We wouldn’t bother with the coast from Littlehampton to Worthing again - busy, road works and not very attractive. The countryside is far preferable. In all, a lovely, hospitable holiday.
